Buying a home can be the most exciting time of you life.  In order to achieve your goal our experience has shown us we need to follow a system of success.

That system is as follows:

1st    You need to know how much money you have to spend.  To ask a question:  Would you go into a store to buy   something if you didn't know how much money you have to spend?  Of Course Not! The Best way to do this is to talk with a lender.  We have several lenders to help you with this if you need.

2nd   Deciding on a time frame for your move.  When would you like to be in your new home?  When we know that we can work backwards and decide when the best time to start looking is.  Remember this is about you and your needs!

3rd   We need to know what type of home you are looking for and the best location for you to live.  Once we have that we can begin the search.  You can go to the tab at the top of the page and set up a custom search for the perfect home right now.

4th    Get a pre-approval from a lender!  This is important.  There is nothing worse than finding the perfect home and not being able to make an offer because we are not approved yet.  Most sellers wont entertain an offer from a non approved buyer.

5th  Take the homes from the search we have set up and drive by them and see if they look like the Glamor shot in the photo on the MLS.  Check out the neighborhood and surrounding area to determine if you see yourself living in that area.  This is the sorting process and is key to our success.

6th   Once we have found the perfect home we need to act!  First we need to run comps to make sure the list price is accurate.  You never want to negotiate off of list price but rather the price of homes sold in the area.  A deal is only a deal if it is supported by the area.

7th Negotiate the agreement until You are happy with the terms.  This may be a simple process or a game that has several innings so to speak.  Don't worry you are working with a Master negotiator!  We will stay focused on what is Best for You!

8th   Inspect the home and negotiate repairs needed to be made by the seller.  We highly recommend you have the home inspected every time.

9th   Work with the lender to move to closing.  They may need more information from you during this time.  Don't get frustrated it is just part of the journey towards success.

10th  Close on the home.  This is the FUN part.  The pinnacle of our journey!  We will make sure everything is done so we can enjoy this part and Celebrate our Success.
